Strongly avoid them unless you want to lose time, money and bit of your wellbeing. TLDR: They were incredibly unattentive, non-responsive, and delivered very low-quality work compared to the price. We lost months because of them and still had to pay for half-heartedly done work. And we started working with an actually capable makelaar, the house was sold in a week. Yes, there was a price difference with the second listing but it's all about the conversation and expectations. And Aldem didn't care at all. Here's a list of problems we had with them - It takes multiple days for them to respond to the simplest requests - They do nothing unless you request them to do it specifically, and sometimes multiple times - For instance, they didn't put up a "for sale" sign although we requested it, and they claim we never wanted it. - They didn't track our process, didn't give an update and didn't give any consultation whatsoever. They claim that when nobody calls for the house, there's nothing to talk about. We tried explaining that it's even more important to have an update so we can discuss our options? Because there's obviously something wrong with listing-pricing-presentation when nobody is calling. - They didn't let us know when our house is listed on Funda. We had to remind them multiple times for that too, and when they did, we found out only by chance. - A third-party company did a great photo shoot (although we won't be able to use it now). And while listing our apartment on Funda, they just randomly uploaded photos. Can you imagine an elevator photo being in the top photos of the listing, together with the outside entrance? You can see the image - We didn't even have a contract, and they basically threatened not to remove the listing from Funda unless we pay them. We suggested to pay partially, the actual worth of work they did, not what they claimed. And they used the listing on Funda as leverage and told us they won't remove the listing unless we paid the full amount. It's partially our fault for not ignoring the red-flags, and not making a contract. But it is what it is. So only if you know how to sell a house and only if you can tell them specifically what to do, you can work with them. But in that case, I would suggest you to open a real estate agency by yourself.
